Loan Modifications
Is your lender giving you a tough time? Unfortunately, most lenders are completely unresponsive to many of the homeowners who reach out to them for assistance with their mortgage. When you hire us, we can help and provide great results with how the lender reacts to a request for modification assistance.

Loan Forbearance
Many times, we get our clients a Mortgage Forbearance, which will give you time to get things figured out. In Forbearance, you may be able to delay or reduce payments for a certain period of time, with the understanding that another option will be used after that period of time to bring your account to a current status. Your lender, if in agreement, can then temporarily cease legal actions.

Short Sale
A short sale is the selling of real estate for which the lender is willing to accept less than the amount owed on the mortgage. For a sale to be considered a short sale, there are two things that must be true: The homeowner must be so far behind on payments that they can't catch up & the bank must approve of the transaction. Hiring the right law firm to represent you is vital to getting a deal done.

Bankruptcy
Bankruptcy is a federal court process designed to help people eliminate their bad debts or repay them under the protection of the bankruptcy court. Bankruptcies can usually be described as liquidation or settling of debts by individual people. Two of the most common filings are Chapter 7 and Chapter 13. Schedule a consultation with us to understand how this can affect saving or selling your home.

Deed-In-Lieu/Short Sale
The Deed in Lieu of foreclosure offers multiple advantages to both the borrower and the lender or bank in certain circumstances. The biggest benefit to the borrower is that it can release them from most or all of their personal indebtedness associated with the defaulted loan/property. A Deed in Lieu is very similar to a voluntary repossession. You are signing over the deed or “title” to your property and the lender agrees to cancel the mortgage and settle debts.
